When The Scoundrel Sins by Anna Harrington

This is a captivating and engrossing story that is full of drama, secrets and very stubborn people. Quinton is charming, but oblivious and cold. Belle is a little vulnerable yet determined. She's smart, tough and responsible. He ruined her 6 years before, but she loves the life she has been living. And she needs him to keep that life, only he is too much of a gentleman to agree to her terms, but not so much that he doesn't want her in his bed. Temporarily. They go back and forth proposing and refusing while he tries to find any other way. He comes across as really unfeeling and selfish, like nothing in the past was his fault. He's hard to like and sympathize with, but he's not a bad person, just oblivious. Poor Belle is irresistibly drawn to him, yet doesn't want to have much to do with him. It's a brilliant story and I couldn't put it down.
